Residential project in Diemen, The Netherlands

Primevest Capital Partners took over the newly completed Block 20 residential building in the attractive Holland Park development area on behalf of a German pension fund in March 2020. The property in Diemen, only 5 kilometers south-east of Amsterdam, was acquired in 2016.

The original completion was already scheduled for spring 2018, but due to the insolvency of the medium-sized general contractor, the construction was delayed. Based on the existing Woningborg insurance, which guarantees the completion of the building, the selection of a new construction company began in October 2018 and the first security measures were carried out on the building. Thanks to the good cooperation with Woningborg and the new general contractor HSB Bouw, the construction continued from spring 2019 and was completed in 2020.

Both blocks are located around a secluded enclosed garden.

The first tenants moved into the building on March 20. The property, consisting of 112 apartments with sizes between 49 m² and 131 m² (a total of 8,078 m² of living space) and 67 parking spaces in the underground car park, could already be rented out in advance to 93%. All apartments are equipped with balcony or roof terrace, bathroom and fitted kitchen. The property is in great demand due to the design, the high quality of the building design, but also due to the excellent connection to Amsterdam (metro and regional train station can be reached in 5 minutes on foot) and thus represents a sustainable investment.

Holland Park is a highly desirable new-build location in Diemen-Zuid. Since sales started early in 2015, more than 700 apartments have already been sold: an average of two per working day. The buyers are particularly enthusiastic about the attractive setup of the new neighbourhood: designer apartments with beautiful enclosed gardens and located on new canals. In close proximity there will be a lovely park with shops and other amenities. The strength of Holland Park is also in its accessibility: by train and metro, the centre of Amsterdam and the Zuidas are only 10 minutes away. The urban plan for Holland Park comes from Sjoerd Soeters and is inspired by Java Island in Amsterdam and the Sluseholmen district in Copenhagen. Each of Holland Park’s residential buildings is designed by a team of Dutch architects.

Block 21 consists of 114 apartments ranging in size from 50 to 120 m². There is covered parking available under the blocks. Both blocks are located around a secluded enclosed garden.
